A perch atop a spit of land surrounded by sweeping water views

The assignment

  1. Find sophistication via simplicity and craftsmanship vs. technology
  2. Design a home that’s relaxed, durable, and meant to be lived in
  3. Capture the energy of daily bustle while keeping calm and clarity
  4. Sit low on the landscape, opening to pond and sea while protecting privacy
  5. Minimize environmental impact and honor the history of this place

The client described his vision as, “simple, relaxed, honest, human, functional, bustling, durable, welcoming, sustainable, surprising, analog, and fun.” From that list came a design grounded in sensory experience—warm, tactile, and human-scaled.

The experience

Set on a narrow rise between two coastal ponds, Hariph’s Landing takes its name from the adjacent town landing established by E. Elliot Hariph in 1913. The house belongs to that lineage—low, sturdy, and quietly modern, built for work, play and rest.

Two slender forms trace the contour of land between water and sky. Light activates the home through the day—sunrise over the Atlantic, sunset over the pond. At the heart, a breezeway cuts straight through—bluestone underfoot, horizon ahead—linking the house to its setting with one simple move.

Inside, analog thinking replaces excess. Reclaimed white-oak trusses, painted wood walls, and Douglas-fir windows define a material palette that feels timeless and close to hand. Every material expresses its making.

Spaces are meant to move and breathe. The open kitchen, dining, and living areas flow together for gathering and activity—a place to cook, talk, and live without pause. A retractable canopy allows for shading on an open deck. A detached guest room sits nearby, simple and private. The exterior stair, custom-built and playful, rises to a roof deck with broad views and the easy invitation of evening light.

Though relaxed in spirit, the house performs with rigor. Built to South Mountain’s highest standards for energy and healthy environments. Rooftop solar and all-electric systems allow for net zero energy living with quiet efficiency and comfort.

The landscape restores what was native to this bluff: scrub oak, bayberry, and beach plum. The house sits within it, woven into the character of the shore.

Simple, tactile, and built for a life in motion, Hariph’s Landing celebrates the everyday craft of living by the water—uncontrived, enduring, and full of quiet energy.

“Just got here and walked around the house one hundred times. It’s overwhelmingly great. Perfect. Masterful vision, impossible execution. Thank you, thank you, thank you all for making it like this!”
